New developments come with a narrow window to get post-construction cleanup right. Here's how experienced property managers time it — and what happens when that window gets missed.
The Timing Problem New Developments Face
Post-construction cleanup is often treated as a single line item on a closeout checklist, but timing it correctly is more complex than it looks. Move too early, and remaining trade work re-contaminates surfaces that were just cleaned. Wait too long, and construction residue — dust, adhesive overspray, drywall film, mineral deposits — begins to bond permanently to glass, flooring, and fixtures.
What Gets Missed Most Often
On multi-unit or phased developments specifically, a few things tend to fall through the cracks:
Staggered unit completion. When units finish on different timelines, cleanup scheduled for the development as a whole often means early-finished units sit exposed to ongoing dust and debris from units still under construction nearby.
Shared/common area glass. Leasing offices, amenity centers, and lobby entrances are frequently cleaned once at the very end, rather than protected throughout the build — meaning the most visible, first-impression spaces often look the roughest at move-in.
Exterior glass versus interior glass. Interior post-construction cleaning is usually well-planned. Exterior glass, especially on upper floors or hard-to-access elevations, is where scope gets missed or under-budgeted.
