The Post-Construction Cleaning Checklist for Builders and General Contractors
A swept floor isn't a finished space. Here's what separates the two at handover.
In this article
Every builder knows the phrase "broom-clean." Every buyer, tenant and property manager learns it doesn't mean ready. By handover, the gap between a swept floor and a space that passes inspection and makes a first impression comes down to a checklist.
Three stages, not one
A single cleaning rarely covers a build. Most projects need three: a rough clean, a final clean, and a move-in touch-up. Treating them as separate stages keeps the schedule clean and the budget predictable.
Stage 1: Rough clean
Done while trades are finishing, so the next crew can work without fighting debris.
- Remove packaging, scrap and loose construction debris
- Sweep and vacuum heavy drywall dust from floors and ledges
- Clear work areas and stairwells
- Prepare surfaces for paint, flooring and fixtures
Stage 2: Final clean
Done after the last major trade leaves and before handover.
- Windows inside and out, including tracks and sills
- Remove labels, stickers and residue from glass and fixtures
- Wipe surfaces, cabinets inside and out, and countertops
- Clean bathrooms, light fixtures, vents and fans
- Floors finished to the flooring type
- Entryways and exterior flatwork cleared of dust and debris
Stage 3: Move-in touch-up
Done after punch-list work and move-in activity, when fingerprints, scuffs and fresh dust have returned. This is the stage that makes the first walkthrough feel right.
What broom-clean misses
- Window tracks, sills and the glass itself
- Fine drywall dust on cabinet tops, ledges and in vents
- Light fixtures, fans and the inside of drawers and cabinets
- Labels and adhesive residue on glass and appliances
- Concrete at entries, garages and walkways
- Dust film on exterior windows and façades
Timing around the punch list
Clean too early and you pay to do it twice. Clean too late and you delay handover. Schedule the final clean for when the last major trade is out, and book the touch-up after punch-list items close. Property managers working on larger developments will find more on sequencing in our guide to scheduling post-construction cleanup.
Documentation at handover
Photo documentation of the finished space protects you in handover conversations and shows owners what was delivered. Our post-construction cleaning is insured and photo-documented from start to finish.
One crew inside and out
Interior cleaning is only half the picture. Topline's crews also handle window cleaning and pressure washing of entries and flatwork, so one team can take a building from construction-ready to presentation-ready. For ongoing upkeep after handover, see how often commercial properties need pressure washing and our commercial services.
